  • Set the price

    Since you can not rely on a real estate agent’s pricing strategy, you can call upon the services of a professional appraiser. Invite one to your property to appraise your home to help you determine the asking price. If You would rather not spend the money on a professional appraiser, you can go online and check real estate websites. Look for homes that are similar to your property and try to set a competitive price based on what you find. Be realistic about the condition of your home. Remember to keep the price flexible so you have wiggle-room when it is time to negotiate with your buyer.

  • Take good pictures

    A lot of buyers turn to the internet when searching for a home. To make a good “first impression,” take good pictures of your home and upload them along with your listing. You do not need an expensive camera, your cell phone will do just fine. There are plenty of guides online on how to take good pictures of your home without hiring the services of a professional photographer.   • Do not skimp on the details

    Another key factor that will attract home buyers is information. Make your online listing even more attractive by providing all necessary details. Where the property is located, the number of rooms and bathrooms, the size of the lot, and other features. If you are not too comfortable writing the listing on your own, you can go online and hire a freelance writer to do the job for you.

  • Be available

    Since you are your own agent, you have got to be available 24/7 for all the potential buyers who will contact you. Make sure your phone lines are working. Make a separate email address to easily read all the emails you will get from interested parties. If a buyer inquires about an open house, be welcoming and engage them in conversation. Once an appointment has been set, you can go at it two ways. If the buyer has his or her own agent, you can leave them be and let the agent do the talking. You can also show directly to the buyers, highlight the best parts of you home, and answer their questions.

  • Prepare for closing

    Closing requires a lot of paperwork, and since you are doing this on your own, you should start preparing all the important stuff even before you start marketing your property.
